Preparing for Your Driveway Sealcoating Service

Proper preparation, dry pavement, suitable weather, and adequate curing time are essential for achieving the best possible finish. Please review and complete these requirements before your scheduled service.

Before We Arrive

Remove all vehicles from the driveway before our crew arrives. Any vehicle that may be needed during the closure period should be parked on the street or in another permitted location.
Remove garbage cans, basketball hoops, toys, hoses, trailers, equipment, decorations, portable planters, and all other personal belongings from the driveway.
Move any items positioned along the edges of the driveway that could prevent our crew from cleaning, edging, or applying sealant to the entire surface.
Make sure our crew has clear and unobstructed access to the entire work area. Gates must be unlocked, and parked vehicles must not block the driveway entrance.
Arrange for landscaping crews, contractors, deliveries, and other service providers to stay off the driveway during the scheduled work and curing period.
If garbage or recycling collection normally requires a truck to enter the driveway, move the containers to an approved pickup location or arrange a different collection date.
Do not wash, hose down, or otherwise wet the driveway before our arrival. The pavement must be completely dry before sealant can be applied.
Tell Premium Sealing in advance about known oil stains, fuel spills, drainage problems, recently repaired areas, prior coatings, or other conditions that may affect preparation or adhesion.

Sprinklers and Water

Turn off all sprinklers and irrigation systems that could wet the driveway, its edges, or nearby areas before or after application.
Sprinklers should be turned off no later than the evening before the scheduled service. They must remain off for at least 72 hours after sealcoating and longer when cool, cloudy, humid, or shaded conditions slow the curing process.
Check that irrigation systems will not automatically reactivate during the closure period.
Redirect roof drains, hoses, sump-pump discharge, pool discharge, and other sources of water away from the driveway whenever possible.
Wet Tarconite must be protected from rain, sprinklers, runoff, and other water exposure while it dries and cures.

New Asphalt and Existing Pavement

Neyra requires new asphalt to cure for a minimum of 30 days before Tarconite can be applied. Additional curing time may be required if the asphalt continues to release oils or shows other signs that it is not ready to accept sealant.
The asphalt must be structurally sound, surface-cured, and free from loose or foreign material before application.
Sealcoating is a protective coating for asphalt. It does not correct drainage problems, structural failure, severe depressions, unstable pavement, or other underlying defects.
Tarconite should not be applied over chip-seal surfaces or sealers containing gilsonite. Please tell us if you know that either material was previously used on the driveway.

Weather and Scheduling

Sealcoating requires dry pavement, suitable temperatures, and a favorable forecast.
Neyra requires both the air temperature and pavement temperature to be above 50°F (10°C) during application. Good drying conditions above 50°F must continue for at least the following eight hours, and temperatures below 50°F should not be expected during the following 48 hours.
Rain, high humidity, cool temperatures, cloud cover, heavy shade, limited airflow, or other unfavorable conditions can delay drying and curing. These conditions may require Premium Sealing to postpone or reschedule the service.
Final scheduling is based on our availability, current pavement conditions, and the most recent weather forecast. Even when the forecast previously appeared acceptable, conditions on the day of service may require a schedule change.
Premium Sealing may also extend the required driveway closure when site or weather conditions make additional curing time necessary.

Access During the Closure

Plan for the driveway to be completely unavailable during application and curing.
Do not schedule deliveries, landscaping work, construction work, moving services, garbage collection, or other visits that would require a vehicle to enter the driveway during the closure period.
If the driveway provides the only access to a garage, remove every vehicle, tool, or item you may need before our crew arrives.
Keep children, visitors, and pets away from the work area. If a pet normally crosses the driveway to enter or leave the property, establish another safe route before service begins.

Odor During Application

Driveway sealant has a noticeable odor during application and the initial curing period. This is normal and will gradually dissipate.
Keep nearby windows and doors closed during application, particularly if anyone at the property is sensitive to strong odors. Limit unnecessary activity near the driveway while the product is being applied.
Completing these preparations will help our crew apply the sealant safely and uniformly while reducing the risk of delays, contamination, tracking, or damage.
